The Design Philosophy: A Traveler’s Eye

Every casita at Dos Hermanas was designed and furnished by Mo Elliott, a retired outdoor apparel designer and lifelong traveler who has spent decades knowing exactly what a great stay feels like and what makes it that way.

The result is a compound where no two casitas are alike. Some feature exposed brick accent walls, cast-iron wood stoves, and fawn-print armchairs beside brass table lamps. Others bring forest-green cabinets with a botanical tile backsplash, red bistro chairs at a live-edge breakfast bar, and open shelves stocked with local cookbooks. One studio is anchored by a milagro-covered barn door – tiny silver sacred hearts decorating aged wood – beside a wood stove and two white armchairs. Another opens onto a private patio with string lights and a bistro table just big enough for two.

In every casita, the art was chosen because it means something. The furniture was selected for how it lives, not just how it photographs. The textiles and objects come from places Mo has actually been.

That intentionality is felt immediately on arrival, and it’s the reason guests who stay at Dos Hermanas once tend to make it their permanent Santa Fe home base.

The Courtyard: Where July Becomes Something Special

The shared courtyard at Dos Hermanas is what transforms a collection of excellent casitas into something genuinely extraordinary. In July, it is at its most alive. Hollyhocks and Russian sage fill the planting beds that edge the flagstone paths. The fountain at the center runs. The papel picado flags that string across the compound catch the summer breeze and cast moving shadows across the adobe walls.

Summer tip → The courtyard is particularly beautiful in the early morning and at golden hour, when the light on the adobe walls turns warm, and the shadows from the paper flags shift and lengthen. If you’re a photographer, set an alarm.

Two Blocks From Everything – And a World Away From the Crowds

One of the consistent surprises for first-time Dos Hermanas guests is the location. The Santa Fe Plaza is a two-block walk. Canyon Road’s gallery corridor is easily reachable on foot. The Railyard Arts District, with its Saturday farmers market and independent restaurants, is close enough to feel like your neighborhood.

And yet the compound, with its inward-facing courtyard and adobe walls, feels remarkably private. The sounds of downtown Santa Fe don’t quite reach the center of the compound. The foot traffic of the tourist district doesn’t find its way in. You are, at once, in the middle of everything and entirely away from it.

In July, especially when Santa Fe is at its most festive, with the Opera season in full swing, the Railyard market at peak summer abundance, and the canyon road galleries hosting summer opening nights, that balance of access and refuge becomes one of the most valuable things a Santa Fe stay can offer.

We kindly ask that you respect our house rules to ensure that we are good neighbors to the community. While we hope it will not be necessary, please be aware that violating these rules may result in removal from the property at the guest’s expense. If you have any questions or concerns, please do not hesitate to contact us!

Early Check-In: We acknowledge that certain guests may wish to arrive before the standard check-in time, and we are happy to consider accommodating early check-in requests when circumstances allow. Early check-in is contingent upon availability and incurs an additional fee of $25 per hour.

Late Check-Out: If you’d like to request a late check-out, please do so at least 24 hours before your initial check-out time, subject to availability. There is a fee of $25/hr with a maximum check-out time of 12:00 PM. If guests do not check out by 10:00 AM without prior approval, a $50 charge will be applied to the credit card on file to avoid disruption to our cleaning schedule.

Parking Registration: Parking is free in the condo, but limited to 10 spaces that are first come first serve. If those spaces are filled you can park in Zone A residential parking. You must provide us with your license plate number and state so we can register your vehicle for Zone A parking.

Quiet Times: We observe quiet hours from 10:00 PM to 8:00 AM daily. We kindly ask that you keep noise to a conversational level and avoid playing loud music or movies to respect the peace and privacy of other residents.

Security Cameras: To ensure the safety and security of all guests, active 24/7 security cameras are present in the exterior/common areas of the building. These record video, audio, and motion.

No Parties: We have a strict no-party policy. Any disturbance to other residents will not be tolerated. In the rare event of a warning or a neighbor complaint, you may be asked to leave at your own expense without a refund, and a fine may be imposed.

Smoking Policy: Our community is a smoke-free environment, both indoors and outdoors, including patios and surrounding building areas. Smoking and vaping are strictly prohibited. If any evidence of smoking is found, a $250 fee per occurrence will be assessed.

No Pets Allowed: Please note that we do not allow pets at this property. Bringing an undisclosed pet will result in a $100 penalty fee.

Professional Photo and Video Shoots: Commercial shoots of any kind are not permitted. The use of professional equipment or the intent to profit from the content is considered a commercial shoot.

Packages/Mail Delivery: Please do not have any packages or mail sent directly to the condo. We are not responsible for receiving, lost, or undelivered packages.

Trash & Recycling: The trash bin is located on the north side of the building by the parking area.

Laundry Facilities: First-floor access to the coin laundry is located in the SW corner of the building. The access code is 6582. The cost is $1.50 for a washer load and $1.75 for a dryer load. Please note that you will need to provide your own laundry detergent.

Unauthorized Guests: The number of guests in the condo must match the number of guests on your reservation. If you are expecting additional guests, please update your reservation accordingly. There is a charge of $50 per undisclosed guest per night.

Third-Party Bookings: The name on the reservation must match the guest who will be present for the duration of the stay. Third-party bookings are not permitted.

Excessive Cleaning: Our professional cleaning team follows strict OSHA and CDC guidelines. If excessive cleaning is required and takes longer than 2 hours, an additional $80 fee will be charged to cover the cost.

Device Tampering: Any attempt to tamper with, block, or disconnect devices such as the Wi-Fi router, smart lock, or any other property devices will result in immediate termination of your stay with no refund and a $250 fine.

Security Deposit: A $300 security deposit is required to cover any incidentals. This deposit will be placed on hold on your credit card and released after check-out (usually within 3-5 business days).

Left Items: If you leave personal items behind, we are happy to assist with shipping them back to you. There is a handling fee of $35. If shipping costs exceed $20, the additional costs will be covered by the guest along with an extra $15 fee to compensate our housekeepers.

Mid-Stay Cleaning: For stays of 28 nights or longer, a mid-stay cleaning will be scheduled every 14 days. A cleaning fee will apply for each mid-stay clean, detailed in your booking confirmation.

Rental Agreement: After booking, all guests are required to sign a rental agreement.

Liability: By booking with us, you agree that we are not liable for any injuries, lost items, or accidents that occur during your stay, whether inside or outside of the condo and common areas.
